The home

Real space, real light, real commute.

There is a particular kind of condo that solves a problem most South Shore buyers are quietly wrestling with. How do you get real space, real light, and a real commute without buying a whole house and everything that comes with it? Unit 203 at 30 Chapman Street is that condo, and it has been meticulously maintained throughout.

It sits on the second floor of Birchwood, a 72-unit low-rise association tucked onto a side street in East Weymouth, with professionally managed grounds and walking trails behind the buildings. The complex went up in 1988, back when developers still designed for volume. That is why the primary bedroom here has a cathedral ceiling instead of the flat eight-foot lid you would get in something newer and pricier.

The kitchen and dining area open into one another, anchored by a granite island and granite counters, set off by a contemporary tile backsplash, a full stainless steel appliance package, and generous cabinetry. From there you step down into a sunken living room with recessed lighting and a ceiling fan, where the slider opens to your private balcony over the grounds.

The primary suite is generously sized. Cathedral ceiling, excellent closet space, and its own full bath in granite and ceramic tile with a skylight overhead. A well-proportioned second bedroom and a half bath complete the layout. All five rooms sit on one level, so nothing about daily life here involves stairs once you are through the door.

An efficient heat pump delivers central heat and air year-round. Private in-unit laundry means no shared machines and no basement trips. The floor plan runs 930 square feet, and the half bath matters more than the square footage suggests. It is the difference between a two-bedroom that works for two people and a two-bedroom that only works for one.

The community

Birchwood is 72 units under professional management.

Low-rise buildings with beautifully kept grounds and walk and jog trails right behind them.

Management is professional and off site, and the association's track record shows up in the landscaping. The seller holds a complete document set for the association, so you get the master deed, unit deed, rules and regulations, financial statements, and certificate of insurance in hand rather than chasing them down after you go under agreement.

A supplemental snow removal assessment was levied in April 2026 and paid in full by the seller. Nothing is outstanding or pending to the seller's knowledge.

$442per month

Covers water, sewer, master insurance, exterior maintenance, road maintenance, landscaping, snow removal, reserve funds, and the management fee. No special assessments.

  • 72 units, low-rise, professionally managed off site
  • Walk and jog trails directly behind the buildings
  • Two off-street parking spaces with this unit
  • Cats and small dogs allowed with restrictions, Board approval required
  • Complete association document set in hand

Pet rules require prior written Board approval and registration, and include size and breed limitations. Buyer to verify current rules with the Association.

One level. Two spaces. No assessments.

Five rooms on a single floor, two off-street parking spaces, a $442 fee that covers water and sewer, and no special assessments outstanding. For a lot of buyers, that combination is the whole decision.

The neighborhood

East Weymouth has its own train.

Most South Shore villages do not. That single fact changes what a workday looks like from this address.

Getting around

The commute

The East Weymouth stop on the MBTA Greenbush Line sits at 1590 Commercial Street, about two miles from Birchwood, with 335 parking spaces at $6 a day. The ride to South Station runs about 34 to 35 minutes, and as of spring 2026 the MBTA moved peak-hour service to every 30 minutes. Routes 3A, 18, and 53 are minutes away, with Route 3 close by for the run north to I-93 or south to the Cape.

Open space

Parks, trails, and saltwater

Weymouth kept an unusual amount of protected coastline. Great Esker Park holds the largest glacial esker in North America, with about six miles of trails along the Weymouth Back River for fishing, kayaking, and birdwatching. Webb Memorial State Park is a 36-acre peninsula reaching into Hingham Bay, the only mainland piece of the Boston Harbor Islands National Recreation Area. Closer in are Wessagusset and George Lane beaches and Great Hill Park.

What is coming

Jackson Square is being rebuilt

A few blocks from the station, the largest redevelopment East Weymouth has seen in decades is underway. Four mixed-use buildings will bring roughly 200 residential units and 12,000 to 14,000 sq. ft. of commercial and restaurant space, developed by Weymouth-native restaurateur Eric Papachristos. For a buyer here, that means walkable retail and dining density arriving within a few years of purchase.

Day to day

Everyday essentials

Shopping, dining, and services line Route 53 and the village centers. South Shore Hospital is at 55 Fogg Road off Route 3 exit 38. The spring herring run comes through Jackson Square, where the town built pocket parks, murals, and viewing platforms around one of the largest river herring migrations in Massachusetts Bay.

Questions

What buyers ask first.

What is the condo fee and what does it cover?

The fee is $442 per month. It covers water, sewer, master insurance, exterior maintenance, road maintenance, landscaping, snow removal, reserve funds, and the management fee. There are no special assessments. A supplemental snow removal assessment levied in April 2026 was paid in full by the seller.

How long is the train ride into Boston?

About 34 to 35 minutes from East Weymouth station to South Station on the Greenbush Line. The station is roughly two miles from the front door and has 335 parking spaces at $6 a day. Peak-hour trains run every 30 minutes as of spring 2026.

Where is the skylight, and where is the cathedral ceiling?

The cathedral ceiling is in the primary bedroom. The skylight is in the en-suite full bath, which is finished in granite and ceramic tile. The primary suite also has excellent closet space.

Is there laundry in the unit?

Yes. The washer and dryer are inside the unit and stay with the home, along with the range, dishwasher, microwave, and refrigerator.

How is parking handled?

Two off-street parking spaces come with the unit. There is no garage.

Are pets allowed?

Yes, with restrictions. The master deed and rules and regulations require prior written Board approval and registration, and include size and breed limitations. Dogs must be licensed and leashed. When can I see it?

Showings begin at the open house on Saturday, August 15 and Sunday, August 16, from 12:00 to 1:30 PM. After that, private showings are booked on the calendar link on this page or by calling directly.

Next step

Come stand under that ceiling.
